The Process

Selling your property can seem daunting, but when you sell to us, it's a simple five step process.

1. Contact Us - We will have a brief phone conversation about your property and set up a time for us to do a walkthrough of your property. 

2. Property Walkthrough - We will meet at the property at the agreed upon time for a walkthrough. During the walkthrough, we may take a few pictures for our records and ask a some more questions about the property so we can better understand what the property needs to meet today's standards in the Cleveland market. 

3. Receive Your Offer and Come to an Agreement - Once the property walkthrough is completed. We run the numbers and give you an all cash offer. Typically, our offers involve a closing date within 30 days of signing as well as us covering all closing costs. Once the agreement is signed, we will take the agreement to the title company so they can begin the process. 

4. Property Inspection - With the purchase agreement signed, we will set up a property inspection so our contractors can come to the property and begin to make a plan for our rehab. This takes less than a half hour and allows us to make sure we have our ducks in a row before we close. 

5. Closing - On or before our agreed upon closing date, the title company will complete the transaction, transfer ownership, and disperse the proceeds.
